    Retail plaza leasing assignment in Kitchener. As older tenants paying lower legacy rents gradually vacated, each unit was re-leased to a replacement retail tenant — the plaza is currently fully leased and the leasing relationship is ongoing.

    Khaled's Role

    Represented the landlord on an ongoing basis: tenant replacement strategy, lease structure and negotiation of business terms — including base-building systems, HVAC responsibility and replacement provisions, signage rights, relocation and non-interference protections, trade fixtures, and the allocation of landlord and tenant responsibilities. Legal drafting and review was coordinated with the owner's legal counsel.

    25-storey landmark tower with 340 residential units and 7,000+ SF of commercial retail. 11 commercial spaces. Developed in just 20 months by the project ownership group. Later acquired by Alignvest Student Housing REIT as part of a $1B+ portfolio.

    Led the commercial leasing program, pre-leasing all 11 commercial units before the building was completed.
